4. MODEL HOMES & OPEN HOUSES

7% of buyers find their perfect place through builder model homes / agent open houses.

The NAR Buyer Study combines sales from builder Model Homes with agent Open Houses to arrive at this 7%. Think about the number of Model Homes throughout the country and you quickly realize where the majority of the sales take place!

  • So how effective are Open Houses?  It depends on the market.  If you happen to watch HGTV you will see buyer’s flocking to Open Houses and making offers on the spot.  That may happen in California, but generally it’s just not the same here!
  • Our experience, after hosting many Open Houses in our local market over the years:
  • – They could sell the home, but not likely
  • – Most buyers who attend Open Homes are at least 6 – 12 months away from purchasing
  • – Nosy neighbors make up the majority of the visitors
  • – They are a lot of work and a major inconvenience for sellers
  • – There are safety and security issues to consider when inviting unaccompanied strangers into your home —  including identity and prescription drug theft
  • – BUT! Recently, our market has changed! We have found that holding open a newly listed house helps create excitement and interest. Our Buyer Specialist is highly effective at setting-up and running an open house. If our seller is open to the idea, she would be delighted to serve!

The rest of the time?? We use our Mobile Virtual Tours to keep your property Open 24/7!

5. OTHER

3% of buyers find their homes through other means: neighbors, friends, relatives, etc.

The Hoagland Group utilizes Facebook Posts, Facebook Advertising, Google+ and Just Listed Mailings to spread the word.

6. PRINT

What used to be the “go to” advertising in Real Estate has shrunk to an effective rate of only 3%.

In today’s quick paced real estate market, the majority of print advertising is outdated before its published.  Since it’s ineffective and very expensive, the Hoagland Group minimizes print marketing in order to keep brokerage fees as low as possible for sellers — why pass along this expense to sellers when it simply doesn’t work?
